The vision for this Key Biscayne penthouse was to create a sophisticated waterfront residence that felt warm, personal, and effortlessly livable. The client sought a home that balanced refinement with comfort—an environment that embraced the natural beauty of its oceanfront setting while reflecting her lifestyle and personality. Rather than pursuing overt luxury, the design focused on creating a layered, welcoming atmosphere through the thoughtful use of natural materials, rich textures, custom furnishings, and curated details. Existing architectural elements were carefully integrated into the new design, allowing the residence to feel collected over time, with each space offering a seamless connection between indoor living and the panoramic views beyond. The result is a timeless coastal home that feels both elevated and deeply personal.
PEOJECT : KEY BISCAYNE PENTHOUSE
The Brief
Relocating from Texas to Key Biscayne, the client envisioned a sanctuary that felt personal, relaxed, and distinctly her own. Rather than a label-driven interior, she wanted a home with character—a place for everyday living that could also welcome family and friends visiting from out of town.
The Challenge
The residence already had architectural details worth preserving, including parquet floors and traditional moldings. The challenge was to introduce a fresh point of view without stripping away that history. The kitchen and bathrooms were thoughtfully reworked while allowing the existing architecture to remain part of the home’s identity.
The Process
The island itself shaped the palette. Layers of blues and greens bring the surrounding landscape indoors, balanced by warm woods, natural fibers, amber glass, and subtle sunset tones. Wallpapers, tactile fabrics, and organic materials add depth while keeping the atmosphere relaxed and connected to its waterfront setting.
The Design Approach
Rather than designing everything from a single moment or style, we created a dialogue between old and new. Contemporary furnishings sit alongside vintage pieces, collected objects, rich textures, and the home’s original architectural details. The mix gives the residence an unexpected Parisian-island sensibility—refined, layered, and never overtly coastal.

The Result
The finished home feels collected rather than decorated—a relaxed waterfront sanctuary shaped by color, texture, and pieces with personality. Designed equally for solitude and gathering, it reflects the ease of island living while remaining sophisticated, intimate, and deeply personal.
